Two weeks ago I attended the Andrew Square Civic Association monthly meeting to hear developers Tom Broderick and Tim Russell's proposal for 488 Dorchester Avenue in South Boston. These guys are two of the top developers in the area, and build some of the nicest new condos in South Boston. Not only is it great for the neighborhood, but it's excellent news for buyers as you will be purchasing a quality condo in Boston from a trustworthy builder. Here are the main points from the developers proposal at the November 2013 meeting:

36 Condominiums, 2 Commercial Units

- 33 Parking Spaces

- 950-1200 Sq. Ft. per unit

- Height would be 52 feet at the highest point, and 4-5 stories

- Existing Lot is 18,000 Sq. Ft.

- Located between Middle Street and Woodward Street

- Current tenant is Deco Trucking

In my opinion, the height of the building proposed for 488 Dorchester Avenue is too tall. As I told the developers at the meeting, if they reduce the height by one story, which cuts the residential condos to 33, I am in favor of the project. Overall, I think this is going to be a fantastic addition to Andrew Square. I'm a big believer in the area, and feel it is the next South Boston market to see rapid development over the next 5-10 years. There are dozens of vacant lots and industrial properties that are prime spots for South Boston condos or apartments. Some buyers and renters still shy away from the area, but if you looking to get a better value for a Boston condo or South Boston apartment, Andrew Square is a great up and coming area in South Boston.
