Utilizing our experience selling Boston real estate, we've compiled a list of 10 Tips to Prep Your Home to Sell to assist sellers prior listing their condo for sale, or home for sale.  Hopefully this will help maximize your Boston condosale price, or single family home sale price.

  1. De-clutter your home or condo, and put away toys, clothing, dishes, etc.
  2. Rent a storage unit.  For $100/Month+/-, you can remove winter/summer clothes, shoes, furniture or any extra stuff.  The more clean and organized your home shows, the more storage and space it looks like you have.
  3. Clear the bathroom and kitchen counter tops of all clutter
  4. Hide trash cans whether inside or out
  5. Replace any light bulbs that are out.

Boston Real Estate and the Red SoxIn the spirit of the Red Sox being in the World Series, I thought I'd have a some fun and check out how the Boston Real Estate market performed when the Red Sox win the World Championships.  Most recently the Sox won the World Series in 2004 and 2007, so it will be interesting to see how condos for sale in Boston performed.  I certainly wouldn't buy a condo in Boston based on any of this information, and unlike the economy and the stock market, I don't think the Red Sox winning or losing will benefit or hurt the Boston real estate market.

Not surprising, 2004 was a strong year for Boston condo sales, with prices rising 11.2% year over year.  What was surprising was the similar trend in 2007, with Boston condo sales rising 10.72% year over year.  I

Weston MA Real EstateLike many other Greater Boston real estate markets, the Weston MA real estate sales market has had an excellent year.  Weston single family home sales haven't kept pace with the Boston condo market, but when you have an average sale price of $1.5 million, you can understand why it takes a little more time to sell a luxury home in Weston.  In 2013, volume was up roughly 15% from 2012, and average days on market was down 15%, which are two great measures for the Weston luxury home market.  I am seeing a similar trend with Newton real estate, homes in Wellesley, and many other Boston luxury real estate markets.

If you are looking to purchase a home in Weston, there are currently 69 properties on the market, but only 11 of them are under $1 million.

Trulia AppTrulia - Like the online website, this app offers many useful tools to customize your search.  One of my favorite things to do is search by current location, so if you are driving through a neighborhood, you can easily pull up what homes are for sale, and for what price.  I dislike the ads that pop up at the top of the screen, but that's to be expected with a free app.  Overall, great real estate app if you are searching for homes or condos for sale in Boston on a smart phone.

Zillow AppZillow - I utilize the Zillow and Trulia app an equal amount to search for Boston luxury condos or Weston real estate.  What I like better about the Zillow app is that it shows homes sold, as well as current inventory.  This is especially valuable when you drive by a house you
